23 dwellings Stonewood Road, Erith Kent for Orbit Housing Association

Hill Partnerships Ltd was selected by Orbit Housing Association as a result of a best value criterion selection process. Having already selected their modular supplier, Yorkon Ltd, a building of 6 storey was designed to suit their system. Appointed to the project in April 2004 Hill Partnerships Ltd then commenced the detailed design. Enabling works commenced July 2004 but as a result of the late sign off of the module design by the Client, the manufacturing slot was lost which resulted in the modules not being delivered to site until January 2005, a delay of some 7 weeks.

The building has been clad in a variety of materials including terracotta rain screen, cedar cladding, render panels, metal rainscreen and facing bricks. One of the design features of the apartments are their integrated sun spaces.

Due to the complex nature of the abutments of the various cladding materials all the trim panels to the perimeter of the cladding materials had to be site measured. This had the effect of the internals being near complete for approaching 6 months whilst we were working on the external envelope.

The communial areas were constructed in a hot rolled steelframe which was bolted to the modules into which pre-cast concrete stairs were installed.

Now complete, this landmark building is gaining a reputation as being the modular building that others will aspire too.
